UAE Golden visa holders can take advantage of a wide range of benefits. Not only is this a long-term, self-sponsored visa, but it also allows residents to stay outside of the UAE for an unlimited period without the visa becoming invalid- eliminating the six-month rule that we have been historically used to and allowing golden visa holders located outside of the UAE to remain outside for an unrestricted term. Golden visa status also allows you to sponsor family members for the same ten-year term and an unlimited number of domestic workers. There is also no longer a limit on the age of children being sponsored. Most importantly, if the primary golden visa holder passes away, golden residency allows family to remain in the UAE until the end of the 10-year term which was never the case previously. Therefore, aside from convenience, it also gives added security as well as a variety of savings locally via the “Esaad” programme, providing golden visa holders with discounts on local health services, school and university fees, restaurants and hotels as well as a wide range of other amenities across the Emirates.
Real estate investors are eligible to obtain a Golden Visa if their property purchase meets one of the below conditions:
Purchase a completed property, or combined properties worth AED 2 million paid up, with no mortgage or payment plan.
Purchase a completed property, or combined properties, worth AED 2 million or more, mortgaged, but with AED 2 million already paid-up.
Purchase an off-plan property worth AED 2 million, where construction is 50% complete, and AED 2 million is already paid up.
An NOC from the bank will be required in the case of mortgaged property, to confirm the amount that has been paid to the bank to date.
